A handful of things to note: To convert the 10% annual interest to a monthly interest rate, the formula divides the annual interest rate by 12. Similarly, to convert the 25-year term to a term in months, the formula multiplies 25 by 12.
Also, notice that the monthly payment and initial present values show as negative amounts because they represent cash outflows. And the function returns the future value amount as a positive value because it reflects a cash inflow you ultimately receive.
That 0 at the end of the function is the type-of-annuity switch. If you set the type-of-annuity switch to 1, Excel assumes payments occur at the beginning of the period (month in this case), following the annuity due convention. If you set the annuity switch to 0 or you omit the argument, Excel assumes payments occur at the end of the period following the ordinary annuity convention.
Imagine your reaction when you open a fortune cookie and it reads, "Psychics will lead dogs to your body." Sort of unnerving, huh? It is, if you don't first roll over in gut-busting laughter. But, I'm told, that really did happen… I don't know the reaction of the person involved, but it could have been a bit uncomfortable. After all, why do we open the "fortune cookie" to begin with?
Anyway, people can be disturbed by things like that…and history is replete with such tales. As a physician, what amazes me is the fact we can be a bit uneasy about superstitious events but have no problem "leaving our immune systems" at home.
What do I mean? Let me explain.
Pollsters and advertisers tell us people will spend a fortune getting well, trying to cure or mitigate some disease or condition but will almost NEVER spend a dime PREVENTING disease or health conditions. This is a particularly important point when considering your immune system.
Again, as a physician, I was always amazed when I would tell someone what to do, as to NOT get sick again. Do you think they listened? Sometimes. But they ALWAYS spend a lot on getting well, if possible. That is particularly the case with immune system problems…and immune system problems are our biggest health worries, once they "hit" us.
When you go out into the world every day, try to remember you have an immune system designed to withstand the daily medical issues that afflict us. But, it needs help. Like any defense system, it needs replenishing so as to do its vital work. Immune system malfunction is at the root of most disease conditions.
But, that's the problem. We can be superstitious about things which have no sound scientific basis to them. But, when warned about the potential failure of our body's defense and replenishing system…the immune system, we go on without taking heed.
The Immune system: Quidquid praecipies, esto brevis.
In case your Latin is a little rusty, "Whatever you teach, be brief." A wise maxim. So I will herein live up to it. Here goes: "If your immune system suffers, you will too." Let me repeat that another way, "If your immune system becomes over active or under active…you could develop diabetes, cancer, arthritis, allergies, strep, bronchitis, tuberculosis and a host of immune system related conditions.

In a recent article titled "Internet use threatens to overtake TV in Canada" it discusses the threat of online marketing to traditional media sources in Canada. This isn't a a threat anymore in the US. It is a fact.
An article written by Thomas Mucha from Business 2.0 says:
People are spending more time online than watching TV, which gives marketers a better chance to reach consumers in a place where they are just one click away from making a purchase. "More than 75 percent of companies using the Internet to advertise report confidence in their return on investment," writes the study's lead author, Jupiter Research senior analyst Gary Stein. This confidence, Stein argues, will sustain spending momentum across all the key online ad areas: paid search, display ads, classified ads, and rich media.
Interesting to note that two studies are similar. Although The Ipsos Reid study of Canada claims radio is losing more interest than TV in Canada, it may soon lose to the Internet as well.
Mr. Mucha claims 40 percent of total spending by 2010 will be paid advertisements on Google, Yahoo and MSN to an estimate of $19 billion per year. Not much wonder why the search engines are trying to dominate each other and the marketplace. The one that becomes the most popular will also make the most money.
What will become of the little guy? Will it put an end to buying keywords for ad placement on search engines? Will the small business owner get shoved out of the picture? Maybe not altogether... but let's face it. If GM decides they want to use the keywords you are using, can you afford to compete? The search engines will be laughing "all the way to the bank" and the cost per clicks will just keeping going up... (he-he) similar to the price of gasoline at the pumps these days.
Even though the cost of clicks may get pricey, the major search engines will always have to index relevant websites and include these results and return them on any keyword search. Professional sites (versus linkfarm, affiliate, spam sites) will always be in favour, and the sooner business can get their company sites built, if they haven't already; the better. Google seems to be the top search engine right now, and new sites often get sandboxed. If they hold on to their dominant position, new websites want to make sure this doesn't happen to them.
I've always felt that there was something Google was doing that gave some sites more relevance than others in its index, but wasn't sure how it was applied. At the Search Engine Strategies conference last week in San Jose, California, Rand Fishkin learned that Google places some new Web sites, "regardless of their merit, or lack thereof, in a sort of probationary category" for six months to a year to "allow time to determine how users react to a new site, who links to it, etc."
On a final piece of advice he suggests:
"Several people have also predicted that Yahoo! or MSN may take up similar techniques to help stop spam. This phenomenon could seriously undermine new SEO/Ms and new campaigns, but it is a possibility. My recommendation is not to discount this possibility and launch projects or at least holding sites and their promotional efforts ASAP. The web environment right now is still relatively friendly to new sites, but will certainly become more competitive and unforgiving with time, no matter what search engine filters exist."
Although it is starting to sound a little like the "Dot Com era is back" it will be a little different this time around. In 2000 when it went bust, it is partly because the percentage of consumers purchasing online didn't justify the amount of spending. There was a lack of confidence. It is different now. Jupiter's study shows that "73 percent of Americans who use the Internet have made a purchase online and four out of five of these potential shoppers have responded to an online ad."

Nothing says opulence for your floors quite like an oriental rug. Actually, some say the correct way to design a room is to design a room "around" an oriental rug.

Fact: Big companies are screwed up! Many large corporations are still in business simply because they have huge cash flow and can afford to make many mistakes without it seriously impacting the bottom line. If you feel intimidated by doing business with these guy just remember, your business is probably better run and more efficient than theirs!

When you think about networking, do you visualize a bunch of people standing around schmoozing, trying to pitch their services to each other while exchanging business cards and "elevator speeches"?

Important: With any kind of networking, the key is to build powerful relationships by giving. Give your attention, advice, ideas, suggestions, support, compliments, referrals – and maybe even your business – to others. Give, give, give… then receive more than you can imagine!
There are many ways you can get freelance work by networking, even if you hate schmoozing. Below are four powerful examples.
1. Tell your family and friends about your online business.
This seems like a no-brainer, but you'd be amazed at how many people fail to do this.
You don't have to pitch your services/products to your family and friends, but you certainly should not be keeping them secret! You'll have many opportunities during normal conversations to mention that you enjoy internet marketing and earning money with your online activities. Just plant the seed and eventually it can grow into unexpected business.

Key: Every person has connections to an average of 250 other people. When you decide not to mention your services to cousin Annie and neighbor Tom, you're missing an opportunity to offer your services to hundreds of people they know!
2. Engage in virtual networking.
You do this online, from the comfort of your home office. Besides the benefits of not having to deal with people face-to-face, virtual networking allows you to create contact lists and join online communities comprised of people from all over the world. Most of these people you would probably never meet in any other way. Your virtual network can grow larger and faster than any form of traditional network.
Are you on someone's email list? (Of course you are!) When they ask for opinions, give yours. When they raise an issue that's of interest to you, send them a response about it. If they're selling something you can benefit from (and it fits your budget), buy it – then give them positive feedback about it.
Key: Become someone they know and enjoy hearing from, rather than just one of the many anonymous names on their mailing list.
Participate in online discussion forums, especially those where your ideal clients hang out. Lurk before you leap so you don't jump in and accidentally make a fool of yourself (not good for winning clients). Read the posts, get a feel for the ambiance. When you have something worthwhile to contribute, start participating. If the forum rules allow it, include a signature block that has a link to your website. But do NOT sell your services! Give valuable advice freely. The idea is to show your knowledge, expertise and desire to help others.
Key: Eventually the forum members will get to know you, like you and trust you. The next natural step for them is to think of you when they (or people in their network) need the products/services you provide!
3. Show off your talent.
Write, write, write! Submit articles to online article directories, write reports and/or ebooks, create your own website and e-zine – put yourself and your knowledge/skills on display, always including your contact information. When appropriate, offer to provide free special reports or articles for people with whom you're building connections through your virtual networking activities.
Consider giving free workshops related to your niche through your local Chamber of Commerce, Rotary Club or other groups. If you have a job, check into offering "brownbag" (lunchtime) sessions on topics such as "10 Tips for More Earning Money Online in Your Spare Time" for your coworkers.
Key: You want to become the obvious person people will think of when they need your expertise, or the products/services you provide.
4. Attend seminars.
What types of seminars, workshops, conferences or meetings do your customers attend? Go to those events. They are networking goldmines and offer many opportunities to engage in natural conversations with people you want to meet. You don't have to schmooze or pitch your services. Just be friendly, ask questions, participate in discussions, and be yourself.
Key: You'll not only learn about the specific issues and topics your target customers are interested in, you'll build relationships with them at the same time!
Here are four things you should keep in mind as you build your company's brand:
1) Own the "Significant Thing": Dole tried to be all things to all people spend your time focusing on a single clear message. Mercedes-Benz owns " Engineering " in the car industry because it's focused on that singular message for decades.
2) Consistency is key: consistent presentation will ensure that your customers recognize you. Be consistent in the use of logos, taglines, visual elements, tone, and ad copy. Coca-Cola it is one of the most recognized brands in the world because they haven't changed in decades. Make sure your brochures, website, Direct mail, and all the other advertising have the same feel and message.
3) Make your message relevant: know your audience, know what they care about and how to speak to them. Make sure what you sell is what they need. Remember the conversation should always be about your audience, not you.
4) Use a strong offer to motivate: you want your audience to remember you and you want its members to buy from you. You need to move them to action. A strong offer should give them a reason to buy. Make the offer clear and appropriate for your brand.
Every time a customer comes in contact with your brand, they will have either a positive or a negative experience. Those experiences will add to their perception of your brand. Those experiences are recalled later when it's time to make a purchasing decision. How do you want your brand to be remembered when the time comes for a prospect to buy? You need to start building that positive perception today and do whatever is necessary to maintain it.
