How to Cure Constipation and Hemorrhoids
By constipation hard stool assembles in the lower colon or rectum without coming out in due time. This causes the stomach region to engorge, causes diffuse discomfort and sometimes sharp pain. Your diet must contain fiber in each meal, since fiber stimulate the bowel to work better and empty itself in due time. Food sources containing fiber are full corn cereals, full corn bread, vegetables and fruit.
Your diet must contain the right amount of fat. Too little fat makes the stool hard, too much can irritate the digestion. Vary between these natural fat sources: Fat fish, almonds, olive oil, rape oil, canola oil and flax oil. The fat type in these oils alleviates inflammations in the digestive system. In addition you should consume some, but not too much of these fat sources: Nuts, sunflower seeds, avocados, eggs, spawn, sunflower oil, corn oil and soy oil.
Drink enough water, since water makes the stool softer.
Eat regular meals each day. Do not overfill your stomach at each meal. It can be better to eat four or five smaller meals that three larger.
Go to the toilet every time you feel the urge to pass stool. Relax at the toilet and let it all get the time to pass out. Try to avoid straining to pass the stool out. To ease the passing of stool you can smear the anal opening with vaseline or with special ointments made for this purpose.
Two tablespoons of linen seeds each day for some time can loosen the stomach content and help to alleviate constipation and hemorrhoids. Let the seeds lie in water one hour before swallowing both the seeds and the water with the dissolved mucus from the seeds.
By hard constipation, it can be useful to take a small or middle sized enema a couple of times each week. You can buy enema ampoules that are easy to use for this purpose. The content of these ampoules not only loosens the stool, but also stimulates the bowel to empty itself. A very great enema can however increase the intestinal pressure and worsen the hemorrhoids.
Two or three cups of coffee or tea each day stimulate the intestines to work better and counteract constipation. Too much, however, can irritate the stomach, can cause bloating, and thereby worsen constipation and hemorrhoids.
Use strong spices in your food like cayenne, chili or ginger. These spices stimulate the tissue in the digestive system to heal. Too much of these spices can however irritate your digestive system.
Regular exercise will stimulate your intestines to work more effectively and this way counteract constipation and hemorrhoids.
Take also some time each day to stress down and relax. A nervous system in a stressed mood sends fewer signals to the digestive system to work, and the digestive system slows down its function. Meditation is a very effective way of stressing down that also stimulates the digestive organs to work better.
You can alleviate acute hemorrhoids by applying topical ointments in the anal region. These products will do several simultaneous actions: Lubricating the anus to pass stool more easily, alleviating inflammation, killing bacteria infecting the hemorrhoids, stimulating tissue healing and alleviating pain.
You can also use oral drugs to treat hemorrhoids. The actions of these are: Stool softening, stimulation of intestinal movements, stimulation of tissue regeneration, anti-inflammatory action and pain relief.
Some of these oral or topical products are pharmacological drugs. Others are based on natural plant fibers, herbs, natural oils, vitamins and minerals. Some of them combine natural agents with synthetic chemicals.

Preparation For Selling In Real Situation!
Selling skills is one of the essential skills to be mastered if I want to achieve financial freedom based on my understanding of the Rich Dad's Series by Robert Kiyosaki. Thus, I have begun my quest to master selling skills by reading books, listening to audio clips and attending seminars on selling. After a while, I realize that it is not possible to learn selling skills purely by reading books, listening to audio clips and attending seminars. I can know all the techniques but I do not really know how to apply them naturally in life.
How can I go about learning selling skills? Of course the answer is to practice and practice. But exactly how much practice is required? After talking to a few successful sales people, I learn that an average person needs to do about 200 times in real life situations before he can master selling skills to a certain extent. But to rush out and do it in real life situations can be quite scary. Thus, I feel that certain preparations must be done before practicing in real life situations.
Firstly, I will practice in front of a mirror or videotape myself while I am doing presentation. By watching myself during presentation, I will be able to spot weakness that can be improved on during presentation.
For example, I may have a bad habit of not standing upright during presentation. This will affect the image that I am projecting to the audience. Basically, I will like to project a professional image. This will help me in closing sales later because the audience feels that they are dealing with someone professional.
Secondly, I will find a willing partner to practice on. It will be even better if I can find someone who is willing to learn about selling skills. This is because we can regularly practice with each other.
During practice, the party acting as the potential client or prospect should try to be as realistic as possible. He should be creative in asking different questions regarding the products or services that I am offering. He should also be creative in giving objections to why he is not willing to take up the products and services. Thus, each practice session will be the different. At the end of each practice session, we should give feedbacks to each other. And maybe discuss about how to overcome certain difficulties that we have faced.
Thirdly, I will learn from different successful salespersons by modeling after them. That means I need to get to know them so that they will share their experience. If that is difficult, the other way is to act as a potential buyer and observe how they do their selling.
For example, if I want to be a successful realtor, then I may keep visiting different property exhibitions and act as a potential buyer. In the process, I interact with other property agents. If I feel happy after leaving the exhibition without buying anything, then I know that the property agent who has serviced me is doing something right. That thing is what I will like to incorporate into my selling skills. When a prospect feel happy due to my service, he is likely to buy from me if he decides to do so. Also, he may refer his friends to me even though he does not buy anything from me.
But if I feel upset after leaving the exhibition without buying anything, then I know that the property agent has done something incorrect. That thing is what I will like to avoid in my selling skills. An unhappy prospect may spread something negative thing about my professional service and thus affect my sales.
Next, I must have confidence in the products or services that I am offering. If I am not convinced about using the products or services myself, then it is difficult for me to convince others to buy into my services or products. How to gain confidence? Be a product of the products or services that I am offering.
For example, if I am marketing e-learning subscription package that allows learning from world-class gurus via online video seminars, then I should be using the subscription package myself. I should learn and apply what I have learned through these seminars in life. As a result, I will become a better person. When people see that I have changed for the better due to these seminars, they will be keen to subscribe to these same online video seminars. In other words, I have become a product or a live example of someone who has benefited from the e-learning subscription package.
With the above preparations, I believe that I am better equipped to do it in the real life situations. Practicing in the real world is the key to master selling skills as highlighted in the Rich Dad's series by Robert Kiyosaki. After each real situation, I will ask myself what can I improve on. In this way, I will be able to master selling skills.

Avoiding Sour Negotiations in Real Estate
Negotiating can be tough. It is more an art of applying techniques to each unique transaction rather than cut and dry responses. With home sales, each home has a person behind it with emotions that can be triggered either positively or negatively. Whether I am the agent for the buying or selling end, I try to advise my clients with facts rather than emotions. I have run into other agents who get quite emotional and defensive about a transaction, and I can understand that inclination because some deals can just become so frustrating, but as the agent, it is best to take a step back and provide professional consultation instead of escalating your client's emotions. These are some negotiating techniques to keep in mind as options rather than letting a negotiation go sour.
1. Don't sweat the small stuff.
It is common that people will haggle or get attached to small things like refrigerators. I try to put these things in perspective for my clients. Would you rather convey a $1000 used fridge to these buyers who are ready to move forward with just this one concession, or do you want to put it back on the market and pay more mortgage payments until the next buyer is interested? A lot of times, if you look at the overall picture of how much it will cost to put something back on the market, including mortgage, taxes, and insurance, there will be a breaking point at which the seller understands it is not worth the money. From the buying perspective, if we take the fridge example again, is it really worth the fridge to spend more time looking and spend money on another inspection? Sometimes your client will say that it is worth ending the deal, and in that case, you will represent them as they want, but most people become rational after they get past the initial emotions of "wanting" something. And some clients will even thank you for helping them through the small things.
2. Negotiating other issues.
Think creatively. Sales price is not the only issue in a transaction. Closing a couple weeks earlier may be the best for both parties and can be negotiated rather than concentrating only on sales price. One new home buyer offered her home to be on a property tour once a month in exchange for $5000 in closing costs paid by the seller. Basically, understand the other party's situation so that you can try to come up with something that might benefit them as well as who you are representing. That way, you can hopefully turn the negotiations into a win-win situation.
3. Offering packages.
As a buyer, don't negotiate one thing at a time. When you present items to be resolved, for example repairs, always do this as a list.h That way, you can trade-off one thing for another. For one, negotiating one thing at a time is a waste of time when everything can be discussed at once. Everyone is busy with their lives, and no one wants to be pestered multiple times about one more repair item. This just makes the seller progressively more irritated and less agreeable to the next thing you ask for. Also, the list format forces the issues to be prioritized, and you can set your boundary of what can be left out and what absolutely must get resolved.
4. Dealing with threats.
This does not happen often, but some people will threaten termination as a bargaining technique. I would not advise using this technique, but it is good to know how to deal with it because the typical natural reaction is to tell them to buzz off. One solution is to ignore it and just talk about the strong points of your property or client. You can also re-frame threats to show that it is not in their best interest.
5. Knowing when bargaining zones do not overlap.
Sometimes the negotiations are just not going to happen. A buyer and seller are at opposite ends. In this case, rather than continue to make ridiculous demands (or at least seen as ridiculous by the other side) and creating a volatile situation, it is time to end the transaction and move on.
